1. QUALITY MANAGEMENT

Gmp was the first Spanish real estate company to obtain, in 2009, AENOR triple certification for an Integrated System for Quality, Environment and Health and Safety in the Workplace in the acquisition, sale, lease and management of maintenance, fit-out and conservation of office building assets pursuant to Standards: UNE-EN-ISO 9001:2015 “Quality Management Systems”, UNEEN-ISO 14001:2015 “Environmental Management Systems” and OHSAS 18001:2007 “Health and Safety in the Workplace Management Systems”.

In February 2018, Gmp renewed these certifications until 2021 and maintains its differential position as the only Spanish property company to hold these distinctions.

The Integrated Management System represents Gmp’s commitment to ongoing improvement as a strategic value and management model of the Company, which requires it to provide the necessary human resources and materials, as well as the following:

  • Comply with the legal requirements and standards, as well as those required by the client, measuring satisfaction levels in this area periodically.
  • Take the right measures to prevent damage to or the deterioration of the health of employees and clients by managing a department specialising in Risk Prevention in the Workplace, which integrates staff health and safety management pursuant to all applicable legal requirements and to any other standards that help avoid health and safety risks for all those in contact with Gmp.
  • Identify the internal and external issues that could affect the context of the organisation and jeopardise the development of Gmp’s business.
  • Analyse and review the needs and expectations of Gmp’s stakeholders. As well as promote fluid and ongoing communication with the same.
  •  Promote the development and wellbeing of the human team.
  •  Improve productivity and competitiveness.
  •  Foster and promote sustainable environmental management among employees, clients and suppliers.
  •  Prevent pollution and maximise the positive impact of the Company’s business on the environment.

Gmp’s integrated policy, a key aspect of the Integrated System, establishes that Environmental Management, Quality and Risk Prevention in the Workplace are the responsibility of each and every person in the Company, and should be included in any activity that employees carry out or order and in all decisions they take. The Integrated Management System for Quality, the Environment and Health and Safety in the Workplace, provides the right channels and information and communication processes so that all Gmp employees are aware of, share and comply with the system, integrated policy and the Company’s objectives.

In the previous section we referred to environmental management according to Standard UNE-EN-ISO 14001:2015 and we will refer in later section to management of Health and Safety in the Workplace according to Standard OHSAS 18001:2007.

As regards quality management, certified under Standard UNE-EN-ISO 9001:2015, it merits a special mention as Gmp’s office buildings are managed daily by a team of highly committed and customer-driven Gmp professionals:

  • The Building Manager liaises directly between clients and Gmp.
  • The Facility Manager at each building or business park serves as a direct and personalised communication channel in order to provide effective solutions to requests made by companies located on site. This role oversees the management of all the work teams at the office block: surveillance and security, hostesses, maintenance staff and cleaning staff.
  • The Client Manager is responsible for managing and coordinating the property managers and facility managers to optimise the relationship with clients.

In line with its quality policy, Gmp conducts client satisfaction surveys every year. The overall rating awarded over the years indicates a high level of satisfaction. The score in 2018 was 4.1 out of 5. Our clients see Gmp as a serious, professional, responsible Company, committed to ongoing improvement. Our Facility Managers receive a particularly high rating, scoring 4.4 out of 5 in 2018; based on their availability, efficiency in resolving incidents, communication skills and agreeableness; making everyday life better for our clients.

In compliance with Gmp’s quality standards, we implement conservation, maintenance and improvement plans and actions yearly. The investment required is met by the Company in full.

The quality improvements implemented in 2018 include the following:

  • Installing the post lockers Correos CityPaq at Iberia Mart. 
  • Replacing the revolving doors for more efficient ones in the lobby at Alcalá 16.
  • Installing underfloor heating in the lobby of Castellana 81. 
  • Imprinted concrete pavements for vehicular access to the Parque Norte car park. 
  • Installing, in the car park adjacent to Castellana 81, a parking management system and a space guide system to improve the efficiency of car park management and carry out effective access control. 
  • Replacing the ATM in the car park in Condesa de Venadito for a more accessible machine. 
  • Installing generators at the Iberia Mart I and II complex.

2. Innovation

Innovation, as a strategic value aimed at anticipating market trends, has been part of Gmp’s DNA since its inception.

A real estate pioneer in Spain in developing business parks since the 1990s, the Company stood out for its promotion of turnkey projects at the beginning of the 2000s. In fact, at the time Parque Norte was the largest urban business park in Madrid and the first city business project to combine state-of-the-art technology with a prime location.

As indicated above, in 2009, Gmp was the first property-owning real estate group in Spain to be awarded triple AENOR certification for its Integrated Management System for Quality, Environment and Health and Safety in the Workplace, in compliance with Standards ISO 9001, ISO 14001 and OHSAS. It still maintains this differential position in the market.

Since 2011, the Company has implemented an initiative to promote innovation among its employees: Gmp INnova. This tool drives innovation at all professional levels; encouraging the creation of practical new ideas to improve products, services, processes or business approaches. Gmp INnova maintains fluid communication channels with all employees by inviting them to design and propose results driven innovation projects. It sets out an action framework whereby each innovator has to supply proof of the practical benefits of applying the idea in question.

At the close of 2018, Gmp INnova reached the figure of 254 projects received since the launch of the project, 50% of which were approved and out of which 61% were implemented, with quantifiable improvements. As regards the projects presented, in 2018 it is worth highlighting Gmp’s new extranet aimed at commercial companies, showing in real time the information on space available in Gmp’s buildings to a network of consultants and agents, with parallel implementation of automated monitoring of their business, in compliance with the requirements of the penal risk management system. This project was selected from 116 submissions as one of the seven finalists in the category of most innovative compliance initiative at the “Compliance Expansión 2018” awards.

In addition, in 2018 a number of innovations have been launched in the “PropTech” area:

  • The development and launch of the Gmp Smart app. This application promotes relations and collaboration among all members of the Gmp community, understood as the group of companies and users of the buildings it owns.

It is a service platform for the occupants of Gmp buildings which enhances the corporate visibility of Companies and strengthens the relationship between the building and its occupants, while improving the experience of the latter through a wide variety of exclusive value-added products and services. The functionalities of Gmp Smart include mobile access to the building for Android and iOS devices, the opportunity to publish and benefit from exclusive promotions and offers, detailed information on the advantages of the building, the option of booking services at Gmp properties at special rates and the privilege of enjoying unlimited Wi-Fi in common areas and car parks. Gmp Smart is a live app that is constantly evolving, and its functionalities grow to serve the needs of the members of Gmp community.

In 2018, the Gmp Smart app was phased in at Luchana 23, Castellana 81 and Iberia Mart I and II. In 2019 it will be gradually deployed in other buildings in the portfolio like Oxxeo, Parque Norte and Génova 27.

  • Mobile access to buildings through the turnstiles in the lobbies and pedestrian reader device in the car parks. At the time of writing this report, the system operates in the following properties: Castellana 81, Castellana 77, Luchana 23, Iberia Mart I and II and Oxxeo. Over 2019 it will also be deployed in Parque Norte and Génova 27. The leading global technological solution, HID, has been adopted to implement mobile access.
  • Installing Wi-Fi service in the common areas and car parks: this service is available in Parque Norte, Luchana 23, Iberia Mart I and II, Castellana 81, Castellana 77 and Oxxeo.

3. HEALTH AND WELLBEING OF OCCUPANTS

Apart from environmental sustainability, in 2018 Gmp has positioned itself as a pioneering real estate group in Spain committed to the health and wellbeing of occupants at its buildings through its firm commitment to obtaining WELL certification for its buildings.

WELL is the first global certification for buildings focusing solely on human health and wellbeing and is based on seven years of scientific, medical and architectural research. It is an innovative system founded by Delos and managed by the International WELL Building Institute™ (IWBI), set up in 2015. It certifies that the design, construction and operation model of the building addresses health and wellbeing of persons. It evaluates, on site, the building’s impacts regarding seven concepts: air, water, light, fitness, comfort, nourishment and mind.

In May 2018, the iconic building Castellana 81 became the first WELL certified office building in Spain and the fifth in Europe, after being awarded Gold Standard in the Core & Shell category. The measures implemented for certification include thorough control of optimal levels of water quality, filtering outdoor air and use of products with low volatile organic compound content to improve the indoor air quality, availability of showers and changing rooms for users, lighting system with zero or low glare, a physiotherapy service and digital library on health and wellbeing.

At the time of writing this report, Castellana 77 and Oxxeo are in the final phase of the WELL certification process and aim to reach Gold and Platinum rating levels respectively.

In the case of the Oxxeo building, as mentioned above, it is worth reiterating that it is the first office building in Spain and a pioneer in Europe in incorporating a dynamic light system adapted to the circadian rhythms of occupants.

  • DIGA certification

DIGA

Awarded by the Shangri-La Foundation, DIGA, the Hallmark of the Level of Accessibility, was created to promote accessibility and facilitate alteration and transformation processes to achieve universal accessibility, by rewarding spaces, services and products that are accessible to all, regardless of any physical, mental or sensory condition or age.

In 2016 Gmp initiated the DIGA (Hallmark of the Level of Accessibility) certification process for buildings under renovation, Castellana 81 and Castellana 77, as well as the new development at Las Tablas, Oxxeo. All three buildings have been awarded the highest rating, 5 stars, for DIGA certification and are the first office buildings in Spain to hold this top level of accessibility.

  • Risk prevention and health and safety in the workplace

Gmp strives to guarantee the right conditions for human health and safety as a strategic value transmitted in its bet on being a responsible organisation that guarantees the right health and safety in the workplace. This commitment is demonstrated by applying a management system for risk prevention in the workplace certified pursuant to Standard OHSAS 18001:2007 “Management Systems for Health and Safety in the Workplace.”

Over the last financial year Gmp set in motion a range of actions in this field to benefit clients, providers and employees including the following:

  • Implementing and reviewing the Self-Protection Plans.
  • Renewing and improving the general protection measures for several buildings such as life lines, handrails…
  • Practical fire protection training course for new staff at the Company.
  • Implementing a voluntary seasonal influenza vaccination campaign for all Gmp employees.
  • Maintaining evacuation times for occupants of buildings in emergency drills within the recommended limits.
