  • LEED certification of the portfolio

LEED GOLD

Gmp’s commitment to environmental sustainability and energy efficiency as a strategic pillar of the Company has been endorsed by the LEED certification awarded to its portfolio over the last 5 years. Aligned with this aim, in its 2014-2018 Business Plan, Gmp set down the objective of maximising the sustainability of its portfolio. This includes the specific goal of achieving LEED certification for office buildings managed by the Company, as well as new developments and renovations. Awarded by the US Green Building Council (USGBC), LEED certification is one of the most prestigious building sustainability rating systems at an international level.

This ambitious project has led to a wide range of actions at buildings, such as implementing water and energy saving measures, optimising the office environment, creating parking spaces for efficient vehicles, carpooling and bicycles, as well as adopting specific measures regarding the materials used and waste management for all the improvement and renovation work at properties.

In 2015, Gmp’s company headquarters, located on the seventh floor of the building Luchana 23 was awarded LEED Platinum certification in the category Commercial Interiors.

In 2016, five buildings and a business park from Gmp’s portfolio -Génova 27, Iberia Mart I and II, Luchana 23, Hermosilla 3 and Parque Norte- were awarded LEED Gold certification in the Existing Building category. The building Eloy Gonzalo 10, acquired in 2014 and on which renovation work finished in September 2015, completed the LEED Gold certification process for Core & Shell that same year.

In 2017, the building Castellana 81 obtained LEED Platinum certification for Core & Shell the highest rating level awards by the US Green Building Council (USGBC), making it the first LEED Platinum office on Paseo de la Castellana. In 2017 also, the building Condesa de Venadito 1 achieved LEED Gold certification in the category Existing Building and the LEED certification process was initiated at the business park Castellana Norte, which is currently being processed.

In September 2018, the new development Oxxeo, where construction had been completed in April, became the first office building in the area of Las Tablas to be awarded the top sustainability rating, LEED Platinum, in the category Core & Shell. In October 2018, Gmp started development on ARQBÓREA, a new office building, in Las Tablas as well, which has already obtained LEED Platinum certification for Core & Shell.

Recently, in April 2019, Castellana 77 became the second office building on Paseo de la Castellana to achieve LEED Platinum for Core & Shell, a rating only reached previously by Castellana 81, as mentioned above.

At the close of 2018, most of the portfolio of office buildings and business parks under Gmp’s management had been certified under the LEED system or were at advanced stages of certification.

  • Environmental Management System UNE-EN ISO 14001:2015

Gmp, mindful of its responsibility to protect the environment and ensure rational use of natural resources, has applied, since 2009, an Environmental Management System compliant with standard UNE-EN-ISO 14001:2015 at its office buildings and business parks. This system focuses on:

  • Protecting the environment by preventing pollution and minimising the negative impact of the Company’s activities on the environment.
  • Fostering and promoting sustainable environmental management among workers, clients and providers.
  • Maximising the wellbeing of occupants of its buildings.
  • Complying with the legal requirements on environmental issues.
  • Promoting better environmental performance.
  • Reporting on environmental information regarding Gmp to stakeholders.

One of the key environmental aspects of environmental performance of the buildings managed by Gmp is energy and water consumption, which are measured following strict guidelines. In 2018, annual savings in electricity, water and diesel oil of 9.6%, 7.8% and 3.3% were achieved respectively, in comparison to the previous year.

All buildings are equipped with a management system for waste generated by clients -paper, packaging and organic waste- as well as for waste generated by day-to-day activity in the building; WEEE, fluorescent tubes, oil, etc… Moreover, properties are equipped with management systems to monitor gas emissions, waste, noise pollution and optimise the use of natural resources and raw materials.

By applying its efficiency policy in environmental management, Gmp is required to identify and analyse constantly the environmental aspects associated with its business, the real impact of the same and to adopt preventative and corrective measures to protect the environment.

Every year it plans, prioritises and implements strategies for environmental improvements in its buildings.  The actions adopted in 2018 include the following:

  • Replacing the lighting in the car park at Alcalá 16 for LED lighting. In addition, other improvements, such as painting lines, numbering spaces and installing new signs were carried out.
  • Installing electric vehicle charging spaces at Castellana 81 to promote and facilitate the use of sustainable vehicles and meet the demand for this service from clients.
  • Renewing the parapets on the façade of Luchana 23 to improve energy efficiency and enhance the aesthetics of the building.
  • Replacing the air conditioning thermostats at Iberia Mart I for others integrated in the BMS that improve the air conditioning system, enhance interaction with the tenant and optimise energy consumption.

May 2018 marked a milestone in Gmp’s environmental performance: from that date onwards, all electricity purchased comes from a 100% renewable source. This has meant that in the period May-December 2018, emission of approximately 4,683 TnCO2eq has been avoided, resulting from use in the common areas of buildings and, in some cases, tenants’ spaces.

  • Castellana 77
  • First “GREEN LOAN”

In 2018, Gmp became the first Spanish REIT to achieve green certification for one of its finance deals. This financing was allocated to Castellana 77 which, together with Castellana 81, have boosted sustainability significantly in the financial heart of Madrid after renovation work on the two buildings. As indicated above, Castellana 77 was awarded LEED Platinum Core & Shell by the US Green Building Council (USGBC), and the process of obtaining WELL Building Standard certification, focused on health and wellbeing of occupants, is at an advanced stage.

This green loan, signed with BBVA, is further proof of the Company’s bet on sustainability not only in its asset management but also in financing. For a loan signed between a bank and a third party to be considered a green loan, it must aim to promote environmental sustainability and be rated by an environmental consultant. The consultant Arup certified this transaction as green, according to Green Loan Principles.

The buildings included in the like-for-like reporting are properties where the Group has full or partial control consumption and have been part of the portfolio over 2017 and 2018.
